Are these Villas? Townhomes?

NO. We are happy to offer 18 individual free-standing pre-designed to full custom home options at Loveland Estates! The development stretches over 7+ acres of land with one beautifully designed tree-lined private cul-de-sac at 87th & Pacific Street. All homes will be part of the neighborhood HOA that will allow residents the ability to do more of what they LOVE! No need to worry about every day exterior projects like: lawn care, sprinkler winterization, fertilization, snow removal and other common maintenance items. True Luxury Living experience for those seeking a “lock and leave” home.

Is there a monthly HOA Fee?

Yes. All residences will be part of the neighborhood HOA. In addition to lawn mowing, fertilization, sprinkler winterization & repair, snow and ice removal, trash service and common area maintenance, there is also talk of providing additional concierge services at residents requests! A true – Lock & Leave and busy lifestyle neighborhood!

Will it be Gated?

Loveland Estates will be fully fenced on 3 sides- the east, north and west side. The fully fenced border on the Pacific side of the development will provide privacy while also increasing the buffer area off Pacific Street. This increased greenspace off Pacific will provide a safer barrier for pedestrians and motorists. The infrastructure for a remote security gate is already installed. A final decision will be made by residents once the development is ¾ occupied.

Is there an Exclusive Builder?

Yes. Actually it is an Exclusive Developer – Lockwood Development and Exclusive Builder – Bloomfield Custom Homes. As a leading commercial developer you have probably seen the Lockwood Development signs all over Omaha. Bloomfield Custom Homes is the residential home building division of Lockwood Development. Drive through Sterling Ridge at 132rd and Pacific Street to see some of their wonderful projects! PLUS, we are happy to have a Loveland Estates storefront in the shops of Sterling Ridge, Suite 104 (the former She-la location) – next to Grae Clothing.

How do I reserve my homesite & start the process?

Once we commit - How long will it take to build and move in?

We are ready when you are! As soon as you make your selections and are ready to begin construction we will dig your foundation (pending weather & permitting). We are estimating 10 to 12 months from ground breaking to move in for the pre-designed homes on Lots 1-10. On the Estate Home Lots 11-18 we anticipate a minimum of 12 months & will be based on detail of build and customization. Homesites are marked and ready to view now!

Is there a minimum/maximum Square Footage?:

Yes. On Lots 1-10 the minimum main floor sq footage is 2200 on the main floor with 3 car garage, zero entry and elevator options plus lower level daylight windows. On the Estate Lots 11-18 the minimum main floor sq footage is 2400 Square feet with room for 4-5 car garages, walk-out lower levels, zero entry and elevator options! A rare opportunity for luxury new construction in the heart of District 66!

Interior & Exterior Finish Selections:

Building a house from scratch is sometimes an overwhelming undertaking, that is why we have already done all the groundwork for you! With each build in the development you will be allotted 21 hours or design time with the design team at JH Interior Design Studio + hours with architect Vince Kunasek Designs – to customize your pre-designed home on Lots 1-10. On the Estate Lots 11-18 you can modify one of our pre-designed homes OR you have the option to work with the designer or architect of your choice.

How much are lots?

With Exclusive Developer and Builder – Bloomfield Custom Homes and Lockwood Development we are pleased to offer an all in one building option! This concept is very popular in other states and we are very happy to bring this to Nebraska. Basically we have taken all the guesswork out of the process and have developed a system to streamline your custom home bidding and construction. What is included with my build?

We have thought of everything – so you don’t have to! Each luxury home will have a minimum high standard of build. You can customize and upgrade your home inside and out! We have planned each home to have detailed craftsmanship and premium custom finishes throughout. The starting price will include high-end selections, homesite, landscape packages and owners will have the option to make selections and some upgrades to suit how you live.

What is included for Landscaping/Sprinklers/Fertilization?

Lanoha has been contracted to plant the wonderful landscaping within and around the Loveland Development. The Private Drive will be lined with beautiful trees for a stately drive through to your home. Plus, gorgeous trees, perennial and annual plantings at the monument entrance into the development! Residents will have a landscaping package with owners being allotted 6 Trees – 3+’ caliper trees that they can place within their property. Owners will also be given options to upgrade their landscaping plan through Lanoha as part of your build. Lawn care, sprinklers and fertilization will be taken care of through the HOA.

What about Snow/Ice Removal/Trash?

To minimize traffic through the neighborhood, snow and ice removal for the development street, sidewalks and private driveways will be handled by the Loveland Estates HOA. Even Trash too!

What school district and schools are assigned to the Loveland Estates Development?

We are proud to be in the heart of the District 66 School District! Elementary age children will attend Loveland Elementary. Middle school students will attend Westside Middle School. High school students will attend Westside High School – right across the street! We are also walking distance to Christ the King and convenient to other private school options.

Are pets allowed at Loveland Estates?

Yes! Your furry friends are VERY WELCOME at Loveland Estates! We will be following city pet ordinances & fences are allowed on your property.

Are fences allowed on individual lots?

Yes. Current covenants have approved a board on board privacy fence or black aluminum 6’ fencing.
